Approach to Revitalization
The National Main Street Program's Four Point Approach is a community based, grassroots revitalization effort. It highlights overlooked and underutilized resources, encourages creativity and imagination, and fosters entrepreneurs and participation by the private sector. It is made up of 4 distinct areas which are represented in our committees - Design, Business Enhancement, Promotion, and Organization. By focusing on these 4 areas, we work to highlight the unique qualities of our Downtown but also address the needs of the district. We are using historic preservation as an economic tool while building a lasting positive image for everyone who uses Downtown Van Wert. Described below are the Four Points of the Main Street Approach, which have a proven track record of creating a sustainable and comprehensive community revitalization.
Organization -- this committee gets everyone working toward the same goals and matches the people and financial resources to implement a Main Street revitalization program. Many individuals and organizations in the community have a stake in the economic health of Downtown, this committee is always working to grow consensus and cooperation between these groups. A governing board and standing committees make up the fundamental organizational structure of the volunteer-driven program. Volunteers are coordinated and supported by a paid program director.
Promotion -- by marketing a positive image of the district, we encourage consumers and investors to visit, work, shop and live in Downtown Van Wert. This includes marketing our unique characteristics to residents, investors, business owners, and visitors. An effective promotions strategy creates a positive image through advertising, retail activity, special events, and marketing campaigns carried out by local volunteers. Promotional activities improve consumer perception and investor confidence in Downtown and encourage increased activity and investment in the area.
Design -- means helping Main Street to looks its best. Focusing on the beautiful historic buildings is just part of it. We must create an inviting atmosphere through attractive window displays, adequate parking areas, building improvements, street furniture, signs, sidewalks, street lights, and landscaping. All of these elements convey a positive message of Downtown Van Wert and what it has to offer. Design goals also include encouraging good maintenance practices to the building owners, encouraging appropriate new construction, developing historic design guidelines, and long-term planning.
Business Enhancement -- retaining and strengthening our existing businesses is just as important as seeking out new entrepreneurs to locate in Downtown Van Wert. The Main Street program tries to work closely with existing business owners but also recruit compatible new businesses and find new economic uses to build a commercial district that fits the needs and wants of today's consumers. By converting unused or underused commercial space into income producing property, we can further boost the economic impact of the district.
