MSVW provides downtown businesses and property owners with design assistance and guidance on historic preservation projects. Although we do not offer construction documents, the Program Manager can create rendered photographs of building improvements to illustrate ideas and designs. MSVW can also assist with building research, locating historic photographs, paint selection, the Downtown Design Review process, and other technical preservation needs. All of this is provided at no cost to Supporting Partners of Main Street Van Wert.
Downtown Micro Loan Program
The Downtown Mirco Loan program began in 2012 as a partnership with long-time downtown investor First Financial Bank. Any business owner or property owner within downtown Van Wert iseligible to apply for the micro loan program in amounts up to $10,000. Eligible projects include (but not limited to) building improvements, facade restoration, roof repair/replacement, business enhancement, or interior upgrades. Applicants first complete a project survey with MSVW Program Manager, who will then forward the applicant to First Financial Bank.
Historic Preservation Incentive Programs
Many properties in downtown Van Wert are potentially eligible for listing in the National Register of Historic Places, and may be eligible to participate in state and federal historic preservation tax credits. Property owners who carry out a substantial rehabilitation of a historic property must meet the Secretary of the Interior's Standards for Rehabilitation for both exterior and interior work on the historic property. These programs are administered by the Ohio Development Services Agency, Office of Redevelopment.
City/County Revolving Loan Fund
The Revolving Loan Fund (RLF) program is a flexible source of supplemental financing for businesses expanding or locating in Van Wert County. This fund was created to enable businesses to grow, create jobs, and improve the local economy. Since its inception in the 1990′s, the RLF has loaned over $3 million to over 60 Van Wert County businesses. These businesses have added jobs and additional tax dollars to the local economy. The RLF recycles dollars, lending principal and interest repayments back to other businesses in the county for the benefit of all. The RLF provides an additional source of funds when others have been exhausted and can even increase private lender interest by reducing their risk exposure. This program is administered by the OSU Van Wert Community Development Office, 419-238-2999.
Community Reinvestment Area Tax Exemption
The Community Reinvestment Area program can offer an exemption from real property taxes of up to 100 percent of local real property taxes for a period of up to 10 years for commercial or industrial new building or improvement projects with a minimum investment of $5,000. Exemptions must be approved by the local school board. To be eligible, a company must enter into an agreement prior to going forward with the qualifying project. This program is administered by the OSU Van Wert Community Development Office, 419-238-2999.
